Šumijev kvart, Real Estate and Holding Company, Ltd.
The company Šumijev kvart completed construction of the mixed-use residential and commercial building Šumi in 2023. In 2025, it generated a net operating result of EUR 2.1 million.
The Šumi centre comprises residential, retail and catering, and hotel sections.
The residential section has 95 apartments. Floors 1 to 6 feature 2, 3 and 4-room apartments with views of the castle hill, Rožnik, the Ljubljana Marsh (Barje), and the old town of Ljubljana.
The retail and catering section is located on the ground floor and 1st basement level, while the hotel section occupies floors 1 to 6 on the northern part of the building.
The building has 4 basement levels, used for storage units and parking spaces – both private and public.

In the Podutik area, the company owns several land parcels with a total area of approximately 49,600 m2, just under 60% of which is forest land, with the remainder being building land. Planned spatial development of the OPPN area is challenging due to fragmented ownership and topography, but the location is unique, lying on the southern slope of a hill that is sun-facing and offers wonderful views towards Ljubljana and its surroundings. In 2025, the company continued consolidating the building land and, in early 2026, acquired an additional 1,205 m2 of land. Together with the remaining landowners in the area, we already began activities in 2024 to prepare the OPPN 190 Podutik Kamna Gorica – East zoning plan, and we continue with these activities.
